Reservations We ask that reservations be guaranteed by credit card in advance. Please phone 501-760-3142. For any questions please e-mail us at: stay@overviewbnb.com. We will e-mail or you may provide your phone number with best time to call. Check in time is between 3 and 7 pm. While we make every effort to accommodate early arrivals we cannot guarantee your suite until 3 pm. Please make arrangements for arrivals after 7 pm. No arrivals after 9:30 pm please. Check out is 12 pm. Late check out is subject to a partial day fee.
Cancellations Cancellations must be made by phone not email. Because of our small size, cancellations affect us significantly. Therefore, a ten (10) day notice is required. In the event the room is not re-rented the full amount will be charged. A $25 processing fee is applied to ALL cancellations. No refunds can be made for early departures. We reserve the right to dispel anyone we feel is maliciously defacing the property of Overview Bed & Breakfast. We ask that you respect the property of Overview Bed & Breakfast as well as your host. No Smoking In consideration of other guests smoking is not permitted in the house. Those choosing to disregard our policy will be asked to leave without refund, and a $50 cleaning fee will be charged, as well as an extra night’s charge, if necessary, in order to air the room to make it acceptable for incoming guest.
Children and pets Our Bed & Breakfast is not appropriate for children or guest’s pets. We do have a small
friendly dog (Heidi) that loves to play. We are an

Breakfast is served in our Sunroom overlooking Lake Hamilton at 9 am
sharp. Coffee, tea and baked goodies available
anytime of day. Breakfast may include
omelets, egg dishes, professional style waffles, pancakes, fresh fruits
and juices. Special diets or requests can be accommodated with advanced
notice. Custom Packages We can arrange any services or have any combination of welcome basket in your suite with adequate advance notice. Just let us know if you want the works or just a single rose. Gratuities We do not add a service
charge to your bill. We gladly welcome all tips, we really love to see
that you have enjoyed your stay and want to express it even more to us.
Gratuities are left to your discretion.
Anything that is almost right is wrong
Try as hard as we may, something now and then which is not just right may happen. So, if you should, in your judgment, view something that is not as it should be, we would appreciate your telling us, and then we shall gladly make right that which is almost right.
